Dan Cooper knows the importance of promoting a property. He says that in any
type of sales it’s a function of price and marketing. In his business, Cooper
suggests it’s 90 per cent marketing.
That’s
why he pours so much into grabbing the attention of the potential buyer in
order to post a sold sign on a property. Cooper believes that he spends “10
times as much money as any other agent out there” on marketing. This is in
spite of the fact that basically real estate agents are all operating at the
same commission rate.
Cooper’s
clients’ homes are exposed through multiple marketing tools including several
full colour, glossy magazines. Some of the titles published by Cooper to
feature the properties he lists include the Real Estate Book, Homes and Land,
Home News and Prestige Home Magazine. He also produces 24-page colour brochures
featuring detailed information about the property and professional-quality
photographs. His team puts together high quality publications for maximum effect.
“My
goal is to make sure that you’re marketed extensively,” Cooper explains.
Listings
extend to MLS coverage across the GTA, newspaper ads, any glossy publications
available, and of course websites including his own, that will feature more
than 30 photos of an individual listing. Those photos are updated as well in
the event that the sellers make improvements or redecorate. Also if a client is
not satisfied with a particular image, it can be replaced.
To
give clients an idea of what to expect, Cooper provides them with a full report
during an initial meeting. It describes the marketing strategy and various
services. A weekly report keeps the lines of communication open during the
process of the sale.
“They
want to know what’s going on. That’s what people demand these days,” says
Cooper of his clients.
